What services do you provide?

We specialize in custom home builds, large-scale insurance claims (over $100K), major room additions, whole-home renovations, premium basement finishing, and FHA Standard 203K structural renovation projects.

What are your project price limits?
-
To maintain our exceptional standards of quality, communication, and execution, we exclusively take on custom home builds starting at $300K and major structural renovations or additions starting at $100K. Additionally, for safety, efficiency, and project speed, all renovation properties must be vacant during construction.

What areas do you service?

We proudly serve the following Georgia counties: South Fulton (including East Point), Clayton, Coweta, DeKalb, Fayette, Henry, Rockdale, and select parts of Spalding County. We do not service the city limits of Atlanta.

How do you handle estimates and quotes?

For Custom Homes & Fire Damage Insurance Claims: We provide a preliminary estimated range to determine if we are a good fit for your budget. However you must have plans before we can provide an estimate

Insurance Claims: We also provide a no cost preliminary estimated range

For Renovations: If you have architectural plans, we will provide an estimate based on those provided documents. Please note that all site visits for renovations and lot site visits are $375, which will be fully credited toward the cost of your project if we are hired.

Are you familiar with insurance claims?

Yes. As a former public adjuster, I can personally help guide you through your insurance claim from beginning to end. We provide a seamless, turn-key service that handles everything—including architectural plans if needed, demolition, county permitting, and final construction.

I want to build a custom home but don't have land or architectural plans yet. How do I start?
-
Building a custom home is an exciting journey, but construction cannot begin or be accurately estimated without two foundational pieces: secured land and a completed set of architectural plans.

If you are just starting out, the correct order of steps is:

Financing: Secure a pre-approval for a construction loan (unless paying cash).
-
Land: Find and purchase your lot (we can assist with up to 4 basic desktop evaluations to check building feasibility before you buy. Which is a quick look at lot shape, access, and any obvious issues that would prevent construction.) However buying decision should not be based on a desktop review.

Design: Work with an architect or drafter to create your blueprint.

Once you have your land and your blueprints in hand, that is the exact moment to contact us. We will take your plans, analyze your lot, and provide an accurate structural estimate to bring your home to life.

Is it okay to purchase pre-made house plans online?

While online plans are tempting, they are generic and do not account for the unique slope, soil, or orientation of your specific lot, nor do they reflect local Georgia building codes.

We highly recommend having plans designed to fit your unique terrain and financial goals rather than buying pre-made plans. Our design partners can create a custom home tailored explicitly to your budget and your lot, saving you thousands in unexpected structural modification fees down the road.

Do you help with architectural plans and design?

Yes. We work hand-in-hand with a trusted network of local architects and drafters who can design and customize architectural plans to bring your exact vision to life.

What does it cost to build per square foot?
-
We are asked this a lot, but there is no single, set cost to build per square foot. The actual cost is determined by several critical variables, including your foundation type (slab, basement, or crawlspace), the ease of access to your lot, the complexity of the architectural design, and your choice of structural materials and final finishes. Once we have your architectural plans and know the specific lot you are building on, we can provide you with a preliminary estimated range that is tailored to your project, rather than solely relying on square footage.

Do you assist with land evaluation?

Yes. We offer up to 4 complimentary desktop land evaluations to help you assess potential lots. For a physical site visit to determine building feasibility, our fee is $375, which is highly recommended before purchasing.

Do you work with construction loans?
-
Yes. We frequently work with bank construction loans and are fully prepared to provide the builder credentials, itemized budgets, and documentation your lender requires. We also accept cash contracts and FHA Standard 203K loans.
